The PROPERTY:

The property is private, remote and rugged, yet minutes from Aspen. It is on the sunny side of Aspen Mountain at an elevation of 9,900 feet. Its' 9.5 alpine acres are forested with spruce and aspen. It is surrounded on all sides by the White River National Forest and commands views of Castle Creek and the Conundrum Valley. Hayden Peak, Keefe Peak, and Hunter Peak frame the snowcapped mountain views.
The property is accessed via the Midnight Mine Road and a .7 mile private drive. Wheeled vehicle access is limited in winter. As with other properties in the valley, snowcat and snowmobile access is preferred. The site can also be accessed by cross country skiing - in via the Sundeck and out to Ruthie's Run. The popular Little Annie's Recreation Area is just minutes away by snowmobile as is the Pitkin County Trail System.
THE STATUS:
The property is legally described as the New York Lode - MS 1608, a patented mining claim. It is zoned AFR-10. Pitkin County has approved a 1041 permit for a 5,000 SF house. Other permits in place include the Forest Service Access Road Permit, the Pitkin County Road Access Permit, the Domestic Well Permit, the Building Permit and the Septic System Permit.
THE HOUSE DESIGN:
The 4,800 SF design includes three bedroom suites clustered around a large timbered greatroom which opens to a large southern patio and the views. The terraced patio features outdoor dining, a gas BBQ, a large fire pit and a six-person hot tub. Support spaces include lounge areas, lofts, a large pantry, laundry, and storage. The garage facility includes parking and storage for a variety of vehicles, mechanical spaces and a large sports equipment room.
The main focus of the design is the creation of the ultimate alpine cabin and sports retreat. The design is open and flexible to maximize the owner's desires. It can evolve into a rustic lodge, an exclusive retreat or a luxurious residence. Specified materials include extensive stone masonry, heavy timber beamery, rustic woods, high-performance glazing, metal roofs and element-proof exteriors.
The design incorporates state of the art technologies for remote, off-grid applications. Hydronic heating is by a geoexchange system. Passive and active solar design along with huge thermal mass and high insulation values assure year-round comfort. Power is supplied by integrated photovoltaic's. The structures are fully fire sprinklered, supplied by a 1,500 gallon storage tank fed by the high-capacity well. Propane supplies the cooking needs and back-up heat and electricity.
The project is under construction, 75% complete and will be finished the fall of 2008. It represents many years of applications, public review processing, design, engineering, and infrastructure construction.
